Trilogy To Add Independent Living Units At Willows Of Harrodsburg
Company Looks To Build 16 Units, Clubhouse

The Willows at Harrodsburg is looking to expand, adding independent living units to their location on Lucky Man Way. At their regular meeting on Tuesday, April 11, the Harrodsburg-Mercer County Planning and Zoning Commission approved the construction of 16 duplex senior housing units The 16 one story units total 45,237 square feet with a 2,200 square feet club house. Once completed, the independent living units will be available for rent, said Michael Hill, senior land planner with Land Design and Development, who represented the applicant at the meeting. Hill said the Louisville-based company plans to move as soon as they get the necessary approval.
The development, called the Villas at Harrodsburg, is a new idea for Trilogy, which operates 130 senior health communities throughout Kentucky, Indiana, Ohio and Michigan. Trilogy also offers independent living units at facilities in Louisville and Cincinnati, according to their website.
“It’s a three phase plan,” Hill said. Staff can provide services for residents who need it, and, if necessary, residents can transition to the assisted living facility at the Willows.
“It’s nice to have something like this close to home,” Hill said.
The site plan was submitted by Trilogy Real Estate Mercer LLC. The zoning map indicates the property is zoned B-2 Business.
Commissioner Jerry Catlett asked if Trilogy planned to sell the units to developers at a later date.
“They keep them as their possessions,” Hill said. “I don’t believe they’ve done that at any of their 200 plus facilities.”
The commissioners approved the site plan contingent on the applicant collecting all the necessary utility signatures.
They also approved several other applications submitted as part of the project, including a final plat amendment for Skylar’s Landing Phase 1 to combine lot five with the remaining land owned by Trilogy on Lucky Man Way for a total of 22.35 acres. They also approved a preliminary plat for a 688 foot extension of Lucky Man Way and an improvement plan for the installation of infrastructure improvements along Lucky Man Way including utilities—roadway, drainage, water, sewer—and landscaping.
Bobby Upchurch, chairman of the planning and zoning commission board of commissioners, asked about the storm sewer system. Upchurch said the state requires 15 inch collection pipes, but the plan called for 12 inch pipe in two sections, of 266 feet and 70 feet. Upchurch asked the applicants to reexamine the sections of 12 inch pipe or submit a letter saying it was correct. Upchurch also asked Hill to ask the project engineers to determine if a detention basin was necessary. He said the engineers would need to submit the calculations.
The board voted to approve the improvement plan contingent on state approval and further storm water analysis.
